Joint Venture Equity

Mezzanine loans have become a common alternative to subordinate financing when senior loans prohibit the placement of junior liens on a property.

Mezzanine financing is designed for sponsors seeking to bridge the gap between the senior debt proceeds and equity, often substantially reducing the amount of equity required. Programs can target nearly stabilized, shorter term transactions requiring bridge financing and/or urgent time frames requiring certainty of execution.

Credit Enhancement

Bridgewater Capital’s credit enhancement services can make it possible for borrowers to enhance their net worth (and liquidity) in order to meet requirements for bank debt financing. These services may also include bank loan guarantees. Projects are evaluated on a case by case basis, and pricing guidelines can be subject to the following:

  • Economic strength of the project.
  • Sponsor’s track record.
  • Loan amount.
  • Term of loan and amount of guarantee.
